What exactly do I own?
You own a fractional deed interest in a specific plot of land. This is recorded as real property with the county, giving you the same legal protections as traditional land ownership.
How many owners can share a plot?
Each plot is limited to a small number of fractional owners (typically 4–8) to ensure meaningful access and a close community.
Can I sell my fractional interest?
Yes. Your ownership interest is fully transferable. Land Club operates a member marketplace to facilitate sales, and you may also sell independently.
What happens if Land Club ceases operations?
Your deed is recorded independently of Land Club's corporate structure. The HOA would continue to operate or be restructured, but your property rights remain intact.
Access & Usage
How often can I access my property?
Members have unlimited year-round access with no blackout periods. Simply notify the community manager of extended stays.
Can I bring guests?
Yes. Members may bring guests, subject to community guidelines. Extended guest stays may require advance notice.
What amenities are available?
Each property includes trails, a community center, fire pits, and access to natural water features. Specific amenities vary by property.
Can I build on my plot?
Structures require HOA approval and must comply with county regulations and community design guidelines. Light structures like platforms and pergolas are generally permitted.

What is the purchase price?
Pricing varies by property and plot size. Contact our advisor team for current pricing. Initial allocations offer preferred pricing for Founders members.
What are the ongoing costs?
An annual HOA fee covers property management, maintenance, insurance, and community facilities. This fee is pro-rated to your fractional ownership percentage.
Are there financing options?

What are the tax implications?
As a property owner, you may be able to deduct a portion of property taxes. We recommend consulting a tax advisor for your specific situation.
